1. Platform Scope & Role
PropAfrika operates a verified digital property marketplace connecting prospective buyers, tenants, diaspora investors, property owners, licensed brokers, and estate developers across the 16 Regions of the Republic of Ghana. PropAfrika provides document verification workflows and advisory facilitation in alignment with the Real Estate Agency Act, 2020 (Act 1047) and the Land Act, 2020 (Act 1036).
2. Listing Authenticity & Seller Warranties
By submitting a property or land parcel to PropAfrika, the lister warrants and represents that:
- They are the lawful owner, registered developer, or duly authorized agent holding written mandate from the property owner.
- All pricing is stated transparently in Ghana Cedis (GH₵) in compliance with Bank of Ghana foreign exchange pricing regulations.
- All uploaded title documents (Land Title Certificates, Deeds of Indenture, or Barcoded Cadastral Site Plans) are authentic and unaltered.
- The provided GhanaPost GPS Digital Address accurately reflects the physical location of the property.
3. Lands Commission Verification Badge
The PropAfrika "Title Verified" badge indicates that our moderation team has reviewed submitted title documentation against our verification checklist (including Lands Commission search records, barcoded site plans, and GPS coordinates). However, prospective purchasers are strongly advised to conduct an independent official search at the Lands Commission (Public and Vested Lands Management Division) and engage qualified legal counsel prior to executing any conveyance or transferring purchase funds.
4. Prohibited Conduct & Account Suspension
PropAfrika maintains zero tolerance for fraudulent land sales, multiple-sale land litigation schemes, unauthorized sub-agency claims, or advance inspection fee scams. Accounts found violating these standards are immediately suspended, their active sessions revoked, and all associated listings removed from public view.
